We manage our own property. Our hands on service comes with first hand experience.
We are not property sales or leasing agents. We are expert property managers. We know what we are good at, + we stick to that. We focus predominantly on the Auckland industrial + commercial property market. By specialising, it allows our team of experienced property managers to achieve the best possible results for our clients.

Jack Xu

Jack Xu is a Property and Facilities Manager looking after both residential and commercial properties across the greater Auckland region. With over 6 years of industry experience, Jack believes that attention to detail and interpersonal skills are the key to building a successful, long term relationship with his stakeholders.
Dealing with all kinds of tenants from large corporations to small, Jack will transform your property into a hassle free investment.
Prior to his current role, Jack worked in the property development team at Bayleys Real Estate looking after large residential developments around the country and had even marketed them overseas. In addition to English, Jack also speaks Mandarin and Japanese.

David Craig

David’s introduction to the property industry was back in 1993 with the then Richard Ellis Property, when he took on the marketing and property management of a number of high profile retail developments. “It was like having 3 bosses, your employer, the property owner and the 100’s of retail tenants who all had you at their beck and call”. That’s where he learnt how to manage not just property, but people as well.
At the end of the day David knows what’s important and he’ll work tirelessly for his clients – the property owner, getting them the returns on their investment they expect.

Jason Wang

Jason has over 15 years of experience in the commercial and industrial real estate industry. He’s worked throughout Asia, the US and now in New Zealand.
Having a significant investment experience and a portfolio of property including warehouses, retail, office and commercial, Jason brings a wealth of knowledge to the challenges of managing property and understands the needs and expectations that landlords have.
If there is anyone who can offer hands on service with first hand experience, it’s Jason.
Jason speaks both fluent English and Mandarin.

Ken Geng

Experienced. In a word that’s Ken, experienced. In his 20+ years of providing property maintenance services and solutions, Ken has seen it all and he knows exactly what a property needs to keep it fit for purpose.
Ken is our Lead Maintenance Manager and because he never sleeps, is always ready to respond to any situation or emergency. Try him, the phone will only ring once at 3am before he answers and is ready to help.
Seriously Ken and his team are at your service. They are expert tradesmen and deliver a quality result quickly and efficiently.

What we do

Your Dedicated Property Manager

When you put your valuable assets into our care, we give you a dedicated property manager who will be available around the clock to both you + your tenants’ enquiries. If we can’t take your initial enquiry, we promise to respond to your phone call, text or email in 60 minutes or less.

Leases, Renewals and Reviews

Our services include negotiating the terms of a Lease Agreement on your behalf.
We use the Auckland District Law Society’s standard Agreement for Lease to document the agreed terms; from there, each party’s legal advisors finalise the Lease Agreement.
It’s our practice to complete a detailed Initial Inspection Report prior to a Lease commencing. This will include a comprehensive file of photos of both the interior + exterior of the property to document the condition of the property at the commencement of the Lease. A copy of this Initial Inspection Report is provided to the Tenant + allows 7 days from the commencement of the Lease to advise in writing of any proposed additions/amendments. We will always ensure that the agreed bond amount + holding deposit (if applicable) has been paid prior to releasing keys.
We’ll take care of the negotiation of rent reviews + implement effective rent review mechanisms to maintain your returns + property value.

Financial Management

To help you achieve the ROI for your property portfolio, we have developed our own proprietary property management systems. This means we can provide you with up to the minute financial data for your property portfolio. It also means reporting is made easy. We are committed to providing complete transparency, so at the beginning of each month, statements are generated + sent to you with updated account balances + any other relevant information.
Everything relating to your property’s finances is tracked, + our systems can be customised to your reporting needs. Tell us what you want to know + we’ll provide a monthly report.
We make sure the rent is paid, operating expenses are paid, fees + other charges are paid. We take care of the day to day expense payments + record these in your financial statements.
All funds received are deposited to a Trust Account, which is independently audited.

Facilities Management

We DO NOT add margins or mark up a contractor’s invoice for any facilities management or maintenance work carried out at your property. That’s a promise. A well maintained property means both you + your tenant can get on with business so we’ll work hard to ensure your property’s facilities are kept serviced + operational. The Property People manage all aspects of your property’s physical operations in accordance with the Lease agreement + to ensure compliance with the Building Act. Regular communication with you + your tenants means there are no surprises to any necessary maintenance, proposed or planned changes to the building or tenancy. And, we follow your instructions to the letter to ensure your tenants both fully understand + cooperate with all works needing to be carried out.
To help minimise your maintenance costs we perform regular property inspections + maintenance checks.

Frequently asked questions

It would be easy just to charge a percentage of the net/gross rent. But we view that as just being a lazy and often expensive way of charging the Landlord.
Depending on the services you want + size of the property, we’ll tailor a fee structure that is based on the actual work we do for you. + if your property is vacant, we won’t charge you a cent.
Management fees are usually included in standard lease documentation + these are typically paid by the tenant. We can review your leases to check this

Absolutely! Tenants benefit from efficiently managed property. You can be assured we’ll jump with urgency to any call outs for events such as roof leaks, plumbing issues + power or electrical faults. We pass on the benefits of our priority service + the economies of scale we receive from our contractors onto our property owners + tenants – remember we don’t add a margin or mark up their invoices.

Yes. A critical aspect of property management is compliance with the Building Act (Building Warrant of Fitness), Occupational Health + Safety legislation + various local body requirements.
The Property People will identify where your property may not meet statutory requirements + advise on what needs to be done to avoid potential action against you.

This is our number one priority for tenants, contractors + visitors to a property. We take Health + Safety very seriously. Your dedicated property manager will prepare a Health + Safety report for each property that will identify any hazards + also providing ongoing hazard management support to tenants, contractors + visitors. Our property management systems require contractors to complete relevant Health + Safety training + have attained qualification such as SiteSafe Passports before being allowed on a site. Contractors are automatically supplied with the hazards pertaining to a particular site + must sign in + sign out at each visit, giving you the comfort of knowing that they are protected from liability from a Health + Safety perspective.

Of course. Our proprietary property management system prepares monthly statements regarding operating expenses to you + provides regular updates on property inspections.

Yes. We work with recognised experts in the field of marketing + lease negotiation for commercial + industrial property + liaise with your nominated solicitor to complete all necessary documentation.

We can. Our diary system automatically flags rent review + renewal dates as well as insurance renewal dates. Once rent reviews are completed, we finalise the documentation for you.

Don’t worry. We have dealt with this situation before + have recovery methods to implement in the event of a missed payment. It’s all about communication + we’ll keep you informed through every step of the process.
